How does it work?


How Home Safe Operates

We can set up a delivery arrangement with you so that over a short acquisition period we will provide up to a pre-agreed number of proper homes to be let to people on your housing register.  We normally say that the agreement needs to cover at least 100 - 200 homes, as the programme will need to be set up first, although subsequent batches could be for as few as 30 units.  We don't have a ceiling and can source a thousand homes in one batch!

Using our own money (from pension funds and other long term investors) we buy the houses you need - we sometimes build them from scratch too.  Homes will all be EPC rated C or better by the end of the decade and probably far sooner as technology will allow.

All the homes will be refurbished to Decent Homes standard.  We also fit them out, including furniture and an occupiers' pack that will include bedding, towels, cutlery and everything that people may need to move straight in to their own home.

The Council will nominate the tenants for us to offer ASTs to and all homes will be let at Local Housing Allowance Rates for their area.

The programme doesn't impact on your balance sheet, doesn't interfere with HRA or MRP and doesn't actually cost anything for the Council at all.  The homes are not subject to Right-to-Buy either.  Why not get in touch for more information about how Home Safe can help you significantly reduce your housing waiting lists?
